Keep in mind that a few of these items listed, actually include multiple operations (such as

checking and tightening ALL electrical connections) but the technician will leave you a copy of

the work order showing everything he does!

1) Calibrate and level thermostat

2) Check filters

3) Monitor volts/amps on fan motor

4) Lubricate and inspect bearings for wear

5) Inspect indoor evaporator coil

6) Flush/treat condensate drain w/ anti-algae

7) Inspect condensor coil

8) Check refrigerant levels

9) Inspect safety devices for proper operation

10) Inspect disconnect box for proper rating/installation

11) Tighten all electrical connections

12) Test/inspect contactors for burned, pitted contacts

13) Inspect electrical for exposed wiring

14) Test and inspect capacitors

15) Inspect fan blade

16) Clean condenser coil/remove debris

17) Inspect service valves for proper operation

18) Measure temperature difference - supply/return

19) Inspect ductwork for energy loss (leaks, etc.)

20) Monitor compressor for proper amperage, volt draw and wiring connections

21) Check reversing valve on heat pump systems

22) Check outside thermostat on heat pump systems

23) Lubricate outside fan motor

24) Clean the blower compartment

25) Adjust blower/air-handler components

26) Oil and lubricate any other moving parts as needed

27) Check and straighten fins on outside unit if needed

28)Clean heat exchanger

29) Check for carbon monoxide leaks

30) Check and clean flue

31) Check and clean burners

32) Check and adjust limit and fan controls
