  • Parking policy: Parking is included in the resort fee; limit to (1) vehicle per bedroom for oceanfront towers. House rentals must park within the assigned driveway. Boats, trailers and other recreational vehicles are not permitted on the property or in parking areas. Over-sized vehicles and trailers may not be accommodated. For multiple or oversized vehicles, please contact the resort before arrival. Assigned parking passes must be present in all vehicles either in front window dash or hanging from the rearview mirror.
  • Smoking policy: Smoking is not permitted in guest rooms. A $250 cleaning fee will apply if there is any evidence of smoking in the unite or on the premises which includes the balcony. Please inquire with guest services for designated smoking areas.
  • Pet policy: Pets are not permitted with the exception of Service Animals and must be registered at the Front Desk; this does not include emotional support animals. If there is evidence of a pet in your room, you will be charged a $250 cleaning fee.

Couldn’t even book — no explanation, no help. I tried to book a 3-bedroom unit for June 18–22 through both Brittain Resorts’ website and Airbnb. The unit — and several others — showed as available, but the system blocked every attempt to book those dates. When I reached out to the resort’s support team, I received nothing but generic copy-and-paste replies saying the unit was “unavailable,” despite the calendar showing otherwise (see screenshots). After looking closer, it appears there’s a widespread booking restriction or system issue preventing check-ins on June 18 and 19 across multiple units. You can’t even book a stay from June 17–24, which would satisfy all minimum night rules — the system simply won’t allow it. No one at Brittain Resorts was able (or willing) to explain what’s going on or offer a workaround. Some of these listings are even advertising discounts and still have very few summer bookings, which makes it hard to believe the owners would be okay missing out on guests ready to pay — myself included. Just be aware that even if a unit looks available, the system may block your dates — and support either can’t or won’t explain why. Whether it’s a technical issue no one understands or something more intentional, the lack of transparency is frustrating.

Disappointed Myself and my family rented 4918 Appleton 3 bedroom through iTrip.net. May 23-May 28 It was very disappointing. We first had issues with the tv’s but the tech came and was very helpful and fixed our issue. The worst part of the unit Was the master bedroom. It smelled as if a cat lived in the home. Any must of constantly sprayed on the carpet. When you walk Into the master bedroom all you smell is cat . Where we sat our bags in the room or I would say the complete carpet because Myself and my husband sat our gas in different parts of the room and both of our bags come home smelling the same . Horrible. I understand wanting to rent out the home but, at least clean the carpet , and for allergy purposes let the guest be aware. You had chip coffee cups thank god no one drank the coffee out of these cups prior to seeing it. Also the floors themselves was Filthy . If the floors were cleaned and moped prior to our check in my family socks would not be looking the color of tar. not satisfied with the rental at all.

Room stinks of weed The room was okay—nothing special but not terrible either. It was relatively clean, and the bed was comfortable enough for a night’s stay. However, the hallway and the room had a lingering smell of weed that never really went away, even after I opened a window. Not sure if it was coming from another room or just stuck in the walls, but it definitely gave the place a rundown vibe. Staff was friendly though, and check-in was easy. Probably wouldn’t stay again unless I had no other options.
