Dont Stay Here The only accurate piece in their advertising and on line presence is the picture of the lobby. The hotel is a piece of crap and would be better demolished. The carpet was stained. The chairs in the room were stained bad enough I didn't want to sit in them. It made me wonder about the bed. We had booked two nights should have checked out as soon as we checked in. Room had no towels or toilet paper and had to go get those ourselves. Walking the halls to the front desk was scary. It seemed that this establishment might be a weekly rental type of place. This area is typically a nicer area but this place was the bottom of the barrel.

Absolutely disgusting We stayed here on a school trip, a bug crawled out of the bed onto my friend's neck. There were stains on the towels, sheets, floors, and ceiling. The pillows had hair inside of the covers. We didn't get into our room for half a hour, and it took them 3 different tries to get the key to work. Also didn't give us the correct room. Cigarette burns in the chairs. There were 4 of us and one bed. We didn't even sleep on the bed. One of us slept on the floor, one on the table. The other 2 slept on a roll away bed.

Don't be fooled by the lobby This place is a dump the hotel and bar look modern and nice but the rooms are dated and in a state of disrepair as soon as I stepped into the bathroom I had to stomp a roach and the single towel provided was damp, there was an unpleasant musty odor as you walk into the room I had reserved a single king room the day before online based on photos of the lobby and they did not hold my reservation and I have to get my 6'6" frame onto a full bed or forfeit the money and have my credit card charged regardless

This place is bad I stay here for work about 2-3 times a week. This was just one of many bad stays. Door was busted, no towels, hairballs in bathtub, floor not vacuumed and a bug crawling on floor. Also no shampoo and sheets doubled up as comforters instead of having a comforter.

Just OK Traveled to Overland Park to move my son who will be attending college there, chose 435 because of an on-line deal which included free breakfast. The side exit closest to our room was not secure, but after we closed our door tight it was soundproof. The TV was old but the cable worked. The bed was huge and comfortable. We had to hunt down cleaning staff for towels. The laundry was operating from early morning to at least midnight yet there were no towels available for hours. We will stay here again because it's close to my son's apartment and will bring our own towels and coffee pot. Breakfast buffet was ok and served on paper plates. If you want luxury don't stay here.
