This is, by definition, a resort. And a great getaway on Cape Cod We are longtime fans of Southcape Resort. Either you are a fan, or you are a traveler for whom "resort" conjures up images that have been marketed to you These are townhouses that are very clean and well kept, that sleep about 4 - 6, with a full kitchen. We noticed some improvements on our last visit in November 2020 (our third this year) including a new mattress and bedding in the master bedroom. We've enjoyed this place for many years, and it is always a relaxing stay. Other things we like about it is that it is very close to Mashpee and Falmouth, which has a lot of things to do, outdoor activities, and golf. The resort has tennis and a pool which were not open at this time due to the pandemic. (In the past when there were pool closures there were reciprocal arrangements made at nearby resorts). My one main criticism is the no-execeptions checkout time of 10 a.m. I realize they have a small housekeeping staff but bear this mind when planning your arrival / departure.

Been coming for decades and now done As timeshare owners, we are finally over it. It is dated, poorly maintained and we had to leave early bc the beds were so uncomfortable! 3 out of 6 of us were in so much pain after 2 nights. We came home early. My partner's family are owners and he's been coming since he was a kid and he said nothing has changed. In the 5 yrs that I've been going, nothing has changed but the tv's despite doubled yearly fees. We were hoping for a relaxing week away after all of the pandemic bs and just couldn't do it. The master bathroom was dated, grimy and the toilet tank was laying up against the wall. The heat was cranking at night making it so uncomfortable even though we turned it down to 65.... no heat on during the day though? Turned head to "off" and it still ran excessively. Obviously the air is not controlled by the unit itself although it's lead to be. Pool was closed bc of the pandemic but why were the tennis courts?? No netting. We had our own racquets so what is the issue? Front desk is bubbled up like guests are the walking dead and if they put as much attention to detail into the units, then this would be a different review. There is so much potential if only the dated and faded furniture were changed, the 1950's bathrooms were updates and HOW DOES A 6'3" MAN SLEEP IN A ROCK HARD QUEEN BED WITH ANOTHER PERSON? We even brought extra comforters and our own pillows expecting the same issue with the bed this yr but it didn't help. Over it.

Nice condo. We stayed for a week, a girls trip and this was a nice place. Nice set up, very clean. Our only issue was a critter trying to get in through the roof and then an actual rodent that somehow got in the day we were leaving. Besides that we had a great stay.

If it wasn't for the musty smell and cigarette smoke, I would have given it 4 stars We needed a place to stay to visit family nearby for a long weekend. Hotels.com had it for 150 a night. Note that you have to pay $10 a day extra to park. The townhome unit itself was more than adequate. Very clean, 2 bedrooms and 2 baths upstairs. Had enough towels, TV's upstairs and downstairs. Full kitchen downstairs. The only things that bothered me is that it had a really bad musty odor and you could smell cigarette smoke. Had I known that they allowed people to smoke in these units, I would have either asked for a non smoking room or booked someplace else! For what we needed, and the fact we were only there to sleep, we dealt with it and bought a can of Lysol. On checkout, I told the front desk that it smelled that way, because i was NOT getting charged for smoke cleanup. WiFi was ok, signal was strong but that's all I could comment about it. Yes I saw the hit and miss reviews. But took the chance only because I needed to see family at the last minute.

Filthy and Smelled Like Something Died in the Vents In August a group of us got together for a girls trip as our annual event was postponed until next year due to Covid-19. Upon arrival there was a hard musty smell which I chalked up the unit being vacant for a bit. The dining table was disgusting and sticky as were the kitchen counters. So after trying to clean the counters and table they were still sticky and gross. The pillows on the beds were so old they were flat. The next morning we opened up the windows to try and air out the unit, when we went out we left the upstairs windows open and closed the downstairs before we headed out sight seeing. When we got back the smell was stronger and also smelled like a dead animal. The very first thing we did was call the front desk and they moved us to another location in the resort and there was no bad scent. Although the resort left it up to us to place all of the amenities, towels and kitchen soaps, sponges and the like. They were all in a very large garbage bags left on the kitchen table. The deck was old and soft and left splinters and the deck furniture was filthy. The pools were both closed they said due to Covid, as were the tennis courts with the explanation that there was no one available to clean the rackets once done using them. Honestly how long does it take to spray down a small racket. I have been staying in timeshare units for over 35 years as my parents had them growing up. Never once have we had a room as disgusting as this. Very disappointed in this location.for the price of the maintenance fees they receive, they need to put it into the actual maintenance of the units. I have also sent this review to RCI as well so they are very much aware. I will never stay here and have told others to stay far away.
