Not as bad as some say Look this hotel has seen better days and you have to put up with low standard maintenance and a poor location one the hotel could fix but are stupid for not doing so because it would pay them back in the long run,, it's a one time booking place till you find soothing better good luck these on line booking service agents should take some of blame,, good luck with this hotel l got a great deal would not pY over $100 it's just clean staff OK locals social misfits and drugs saying that there are some good cafe around jump on a no 9 bus and in 2 blocks your out of there if coming I at night get a cab drop you at the door,good luck don't expect to much don't pay to much

Worst hotel, don't stay here!!!! Worst hotel I have stayed on. Bad area. Lots of people sleeping on the street outside. They don't bother you but it is no clean. Wi-fi sucks. If you are planning to do some work, forget it. You may be able to download a couple of emails. Lots of noice after 5 am. You won't be able to sleep past this time. Room is very old. No upgrades since they opened I guess. I tried to leave after the first night but "corporate" said not (the owner since to live here). I tried to talk to them with no luck. I offered them to charge me for extra night si I can check out earlier but is not refundable. I left anyway. I rather to loose money than staying another night here. Please avoid this hotel. Read the reviews carefully which I did not. (And they said they offered breakfast, but only toasts with butter if you are lucky)

DO NOT STAY HERE!! Awful hotel, staff and very unsafe neighbourhood We didn't even stop there, we booked it last minute. I just wish we had time to check the reviews. It was in a horrible place, loads of homeless people outside, a pimp with prostitutes and generally loads of crazy people walking around outside. We have stayed all over the world and never left a hotel because we couldn't stay there. It would have been a silly risk of our safety to take. Also we did get up to the room, it was so noisy we thought the windows were open. They weren't they were just crap and all the noise from the people on the street was coming into the room. Which incidentally when we were looking out of the window we happened to see one of the people SHOOTING UP!!!!! We went back to reception to explain that we couldn't stay and would be leaving. The woman on front desk said we would be refunded by booking.com our stay was supposed to be on the 6-9th October. I am still waiting for the refund of nearly 500 dollars. You couldn't pay me 500 dollars to stay there! I hope you find this useful and do not book this place! Just to let you know we booked a really expensive hotel just off union square and had a wonderful time in San Francisco. I just wish we had known how much you needed to spend to stay in a safe, nice and clean hotel.

Expensive and scary Stayed here as everywhere else was busy. On the positive side, location is accessible to Union Square and BART. Rooms and facilities are old and in poor condition but I found staff helpful. Biggest downside is the area - best to use Uber at night. Difficult to sleep because of shouting and screaming outside. Suggest avoiding this hotel unless no alternative.

Terrible Booked the Regency for 1 night in Frisco without checking trip advisor. I regret not having done this .Old, worn rooms, dirty bath room, crappy service, lousy breakfast, noisy neighbourhood with a lot of homeless people (the poor souls) Way way to expensive for what you will get. It is a disgrace for what they are charging
