Favorite place to stay in Orlando area, perfect + reasonable, unless you expect luxury We have stayed here every winter for at least one month and our kids and grandkids love this place. This is a quiet neighborhood in a gated community. The townhouses are clean, spacious, and well furnished. The kitchen area is well stocked with pots, pans, and dishes allowing you to prepare bigger meals for a family. We have been able to borrow a crockpot and a charcoal grill at times depending on availability. The front office staff and maintenance man are very helpful and friendly. We enjoy walking or bicycling around Lake Berkley, watching the many birds roosting on its small inaccessible island. We have also eagles around the lake.

Stay away. Awful accommodation and management. I don’t even know where to start after such an annoying and frustrating weeklong stay in five of these units. I led a group of volunteers who came down on their spring break to volunteer at a local organization. We had stayed at this resort prior to the pandemic and it was wonderful under the hapimag management. But I had seen some bad reviews and reached out to the new property manager, Brandon. He made up a bunch of excuses that certain concerns i’ve been addressed and we will have no problems with the check-in. For check-in, we were coming down on a charter bus and at Check In time we had still not been given any information on how to get through the gate or where our units are located and how we would even gain access to the units. I reached out to Brandon‘s personal cell number. Sent multiple emails and called the office. He was unresponsive and people at the management company said he is the only one that has that information and no one else would be able to help. We had to drive around Orlando waiting to get an answer on how to get into the unit. Talk about stressful! Then when we arrived, two of the five units were not cleaned or ready, and the other three we’re only partially cleaned some of them left with disgusting, dirty dishes, and mold and food on utensils. Some of the toilets were not cleaned. The units are in poor condition. Broken railing, broken doors, mold on air vents , cockroaches in kitchen. Some of the units had no supplies (trash bags, toilet paper) in them. The units are supposed to sleep up to eight most of them only had towels for four or five people, and they didn’t have bedding for the sleeper sofa. One of the stairwells had a sharp metal edge sticking out on the corner that cut someone when bringing luggage upstairs. When we asked for supplies for the rooms we were told there is no one on site, but someone will bring it by. It never arrived. I reached out with my frustrations multiple times through text, emails and calls. If Brandon ever did answer he always said “I’ll speak with the owners and get back to you” It’s been 10 days since we left, multiple calls, and texts with no responses or resolution to refund or compensate. The only good think about this stay is the location and community it’s in, which is not managed or maintained by Berkley lake townhomes.

Very disappointed that they are closing. Unfortunately they notified us that this resort has been sold and the new owner may not reopen it as a vacation resort but use it as a residential property. Our deposit for next February was refunded.

Neighbor I would like to say that we had a good time with our 1st Family Trip to Florida. When I ask you about the 3bed room or 4bed room , we never spoke about the amount of people. We have 6 Adults and 6 kids total. That is the reason I agreed for a 4 bed room. They did not gave me back the deposit like you guys said because we were more than 8. You have to understand that sometimes you will take extra kids at the last min. The neighbor next door she kept calling the cops because the kids were making too much noise. I was outside with them and I know we need to respect the neighbors and keep the noise down. What I only wanted for us is to relax and have fun but I guess we were too noisy. I feel that it’s not a reason for John not to return my deposit like it was explain. Please respond , Fred De La Rosa

Tired but ok The office staff is super friendly and helpful overall. The office was kind to provide me a handful of Nespresso pods for coffee, and extra trash bags and dish soap. We stayed in 1135 for a week, which was right across the street from the pool and convenient but also next to the playground where the kids play early in the morning. The 3B 2.5Ba unit was spacious but definitely tired - some of the windows and sliding glass door didn't close all the way, the main bedroom on suite bathroom bathtub was flexing with every step and the dryer didn't dry our towels after 3 cycles. We had no problem with ants or bugs (some of the other reviewers had). The kitchen is fairly well equipped but no spatula and no salt/pepper. Be aware that while it's very safe within the gated community the surrounding neighborhood is iffy and it's not very close to anything, seems like it was 30-45 minutes to drive anywhere except the Walmart or ALDI which were 5 min away. We had an incident where 20 police and sheriff cars plus a helicopter were canvassing the complex for hours and hours, and searched every car going in and out of the complex, which was unnerving. I would have liked to have some communication from the office about whether the police felt we were in any danger. The pool is OK - was clean but some of the other guests were noisy or ignoring their screaming kids. Overall for the $$ it was OK.
