First time based on reviews We chose this, first bc we like HI and second we wanted easy on/off 95. We had to meet friends for dinner downtown Providence and then continue east the next day. Perfect situation! The room clean, bed comfortable, shower good, lots of sink/counter space. The hot breakfast was excellent with a large beautiful dining area!

This is one of the worst places that we have ever stayed in. This stay was for my Mom's funeral. We had to have our room changed on the first night. TV wouldn't work, phone was not working and one of the beds was squeaking. I had to go down to the front desk and request a room change (that took at least 15 minutes). We did get another. The breakfast area was disgusting, food all over the floor, tables were not clean! This hotel is in dire need of a reno. Also was in contact with corporate (email), was told that the hotel would be in contact with me within 48 hours (which they haven't). I would stay away from this place.

The hot water wasn't The room was clean and odor free, breakfast was fine, and staff was friendly. But the cold showers literally put a damper on our 5-day stay. Taking cold showers is not a pleasant experience! Temperature from the "hot water" faucet in the sink and the maximum shower setting never quite reached lukewarm, no matter how long we let the water run. The front desk clerk made two really lame excuses. "Let it run 10 minutes." We let it run longer than that, and the water was still not hot. "Maybe when there are more guests in the hotel it will get warmer." It seems to me more people using hot water would make LESS hot water available. The drain in the shower was also askew when we arrived, but housekeeping apparently corrected that problem. The cold water showers ruined our experience, and we will not be staying there again.

STAY AWAY The rudest manager had denied us after a confirmation was issued. We were informed that we were denied access after a confirmation was given. We had a children’s party planned as we have many times in the past being local residents. SemiPro football sign ups have been done here. Manager was extremely rude and made quite the scene.

GREAT PLACE IF YOU LIKE A LUKEWARM SHOWER I SHOULD have paid attention to the many reviews that commented that the hotel doesn’t have hot water (I naively thought that a hotel with several reviews about the problem would have it fixed by now), but y’all - BAD PLACE TO BE IF YOU LIKE HOT SHOWERS. They are lukewarm - which doesn’t cut it. We talked to another couple in the elevator and they had the same issue. Was quiet, comfy bed and well located, but I expect a hotel to have hot water. Come to Warwick all the time but won’t be staying here again.
