Nice property but poorly managed! We booked the hotel through Expedia in Oct 2018 and, as usual, received an email confirming our reservation and letting us know that there was no need to call and reconfirm. I received a text from the hotel shortly afterward saying, ‘Confirming 2019 Beachouse Inn & Suites resv 2/26-3/02 King Studio. Thank you Beachouse, Silver Sands Point LLC’. I thought that was a nice touch but didn’t respond as we had already received confirmation from Expedia, and I have never had to confirm directly with a property when using Expedia. And there was no ‘call to action’ in the text, no request to reply and confirm the dates. We assumed it was merely a note to let us know the room was reserved. We arrived on Feb 26th and were told that she wasn’t sure if we were coming! I said that Expedia had confirmed our reservation. She said she sent a note through Expedia (saying our credit card had been declined) which I never received. My credit card company wasn’t able to confirm the decline as it was too long ago, but it was the same credit card we used to pay the bill when we arrived! She also mentioned the text and we told her there was no request to answer and confirm as Expedia had already done that. I contacted Expedia after we returned home and they said that their confirmation is all that is required. There were no further attempts to contact us, no follow up emails or texts asking us to please reply to confirm our reservation, so we assumed all was well. She had a room available for two nights but we had to switch for the second two nights, which was fine. It worked out but it could have been a disaster!! And we weren’t the only ones to have problems with her booking methods! We spoke with another couple who did everything ‘right’ and their room still wasn’t ready when they arrived! They had to find another hotel room for the first night! It is a nice property – clean and comfortable, close to the beach and lots of restaurants – and I would have liked to go back there again. However, I wouldn’t take the chance that our room would actually be reserved when we arrived!! She owns the Beachouse Inn and Suites and the Silver Sands Hotel and one other hotel across the street, so if you book in any one of those three you may run into the same issue!!

Worst customer service. Was told we would get a refund, have been waiting 3 days now even when I have multiple messages from Charmene that said it would be sent at this time then wasn’t then another then wasn’t and now won’t answer calls or texts!! I’m reading other reviews and I see we are not the only ones who had trouble booking through the owner and not holding a reservation even though it was book 9 months in advance and found out we didn’t have one 4 days before we were supposed to be there!!! Then having to argue and call and text to get money refunded!! Very poor way of doing business! I filed a complaint with better business bureau (including screen shots of all the times she said she was going to send refund but didn’t) to see if they can help me get my money back since No one will answer my calls or texts.

Be careful! I booked a late December 2018 stay at this property through Expedia in early November 2018. The Beachouse takes payment immediately upon booking. In our case, this was about $600. Our plans changed and I cancelled the room about one week after booking. Beachouse sent me a message that the money would be refunded back to my credit card. I waited through one credit card cycle. No refund. We tried contacting the hotel and finally went through a dispute process with the credit card company. We finally got our refund in March! If we hadn't disputed the case, I'm not sure the hotel would have ever given us the money. So, if you book here, make sure you won't need to cancel...

TERRIBLE Stayed at this property and was "Upgraded" to a room that looked nothing like the photos. Had to pick up key in an envelope and "find" the right room. Was given a number to call if assistance was needed. Called MULTIPLE times and NEVER got a response. After leaving, I realized that I had left my new weighted blanket and began calling EVERY number listed. I have yet to receive any contact from these people. Terrible way to treat people. Make Sure to confirm!!!!! Let me start off by saying I didn't even stay here. I booked a four-night stay for my father's 60th birthday in mid-March on their website, and after receiving a confirmation email AND a reservation number, was told by Sharmaine that my reservation was not valid. They don't book reservations through their site, despite their site sending me a reservation number. Luckily I called to confirm and found this out a few weeks in advance instead of being disappointed at check-in. But it was Sharmaine's unprofessional and rude attitude that soured me. She raised her voice at me, and talked over me, as if it was MY fault that her website sent me a confirmation number when I tried to book. Pardon me for trying to stay at your property. Not the best way to treat someone who wants to rent a room. I found somewhere else and am happy to support a different establishment that treats others kindly.
